Abodu Site Prep & Utilities: The Los Angeles Owner’s Guide
Site prep and utilities for an Abodu unit in Los Angeles typically runs $18,000 to $45,000 installed, depending on what your lot already has underground and how far the ADU sits from the existing water, sewer, and electrical connections. We stock the common components on our trucks and can usually start within a week of your written estimate. Most owners discover a problem the same way: a trench is open, a line gets exposed, and what’s down there is older than expected, or the Abodu unit is ready to set and the utility stub-outs don’t line up with the factory connections.

Which Abodu Models This Applies To

Every Abodu unit we work on in Los Angeles, the Studio, the One Bedroom, and the Two Bedroom, needs the same core site work before the module arrives: a compacted gravel pad or concrete foundation, trenching for water and sewer, a dedicated electrical service or subpanel feed, and stub-outs positioned to match Abodu’s factory rough-in locations. The compatibility gotcha is the sanitary sewer invert depth. Abodu’s connection points sit at a fixed height above the pad, and on sloped Los Angeles lots, the city sewer lateral is sometimes too shallow to hit that height with proper fall. We check this before we quote, because if we need a pump, that changes both the price and the long-term maintenance story.
For identification, Abodu ships a site-prep packet with rough-in dimensions, but the field reality is what matters. We measure from the actual set point, not the property line. On the OEM versus aftermarket question for Abodu specifically: the factory plumbing and electrical spec is straightforward enough that quality commercial components, a grounding-rated panel, schedule 40 PVC, 200-amp-rated service equipment, match or exceed the OEM spec. We use aftermarket parts where they’re equal or better and the Abodu packet where the spec is unforgiving, like the exact stub-out centerlines.
We also service and prep lots for Cover and Dvele units, so if you’re still deciding between brands, we can talk through how the site work differs.
Signs Your Abodu Site Prep & Utilities Is Failing
- Water pressure drops when two fixtures run at once. This usually means an undersized service line from the meter to the unit, often a 1/2-inch line where a 3/4-inch or 1-inch line is required for a full ADU with a washer and a shower.
- Sewer odors outside near the cleanout. A sign the sewer lateral wasn’t bedded correctly or has settled, creating a low spot where waste sits instead of flowing to the main.
- Breakers trip on the ADU’s subpanel when the minisplit starts. The electrical feed is undersized for the load, or the grounding wasn’t done to the city’s current standard for detached structures.
- Standing water near the foundation pad after rain. The site drainage wasn’t sloped away from the unit, which over time in Los Angeles clay soil causes pad settlement and can crack the concrete.
- The module doesn’t sit level after the first wet season. Los Angeles’ clay soil expands and contracts dramatically. If the base was compacted without accounting for that movement, you’ll see doors start to stick inside the unit.
Replacement Cost & What’s Included

Here’s how the pricing breaks down in Los Angeles. These are installed ranges we write on every estimate, not ballpark numbers we adjust after the trench is open.
| Scope | Typical Los Angeles Installed Range |
|---|---|
| Full site prep for a new Abodu unit pad, drainage, compaction, rough grading | $9,000 – $18,000 |
| Water service line from meter to unit, including trench, pipe, backflow, connection | $3,500 – $7,500 |
| Sewer lateral to city main or existing house line, including cleanout and inspection | $3,000 – $9,000 depending on depth and distance |
| Electrical service or subpanel feed, ≤200A, including trench, panel, grounding, LADWP coordination | $3,500 – $8,000 |
| Stub-out correction or re-alignment to match Abodu factory rough-ins | $1,500 – $4,000 per trade |
What drives the range: distance from the existing house utilities, whether the sewer needs a pump, how much of the yard is concrete we need to cut and restore, and whether LADWP requires a new meter drop versus an existing panel tap. Every one of our Los Angeles estimates includes the written line-item price before we start, the permits, the LADWP and city inspections, and our own workmanship warranty. No change orders because we opened the ground and found something we should have anticipated.
DIY or Call Us?
What you can safely check yourself: locate your main water shutoff, know where your sewer cleanout is, and look at whether the panel feeding or serving the ADU has a grounding rod visible within a few feet of the structure. Those three things tell you a lot about what a previous contractor did. What we don’t recommend doing yourself is anything involving an open trench, a live panel, or a sewer lateral. A collapsed trench in Los Angeles clay is a serious injury risk every year, and a hot panel is not the place to learn. If the pad has already been poured and the stub-outs are off, fixing that correctly means saw-cutting concrete and re-setting pipe at the right pitch, not shimming the unit. That’s the kind of mistake that shows up in the first rainy season.

FAQs

A properly done site package, pad, water, sewer, electrical, should outlast the unit itself: 50 years for the underground piping and conduit, 30-plus for the concrete pad if it was compacted and drained correctly. The parts that fail first in Los Angeles are the exterior shutoff valves and the grounding connections, which we typically see need attention around year 10 to 15.
Sometimes, yes. A low sewer spot can be re-bedded if the pipe itself is intact. A grounding problem is usually a repair, not a replacement. But an undersized water line or electrical feed is almost always a replace situation, because the fix for the symptom is the same work as the fix for the cause, and doing it halfway means paying twice. Call (213) 449-7136 and we’ll tell you which path applies to your lot.
If the site prep was done correctly and the stub-outs are in the right place, connecting water, sewer, and power to the unit takes one or two working days, plus whatever inspection scheduling LADWP and the city need, which in Los Angeles usually adds one to three weeks.
We stock the common consumables, schedule 40 PVC in the standard diameters, grounding rods and clamps, panel breakers, shutoff valves, backflow preventers, and compaction material. For specific Abodu stub-out fittings we order those to match the model’s factory packet, and that’s typically a day or two out in Los Angeles.
If your Abodu unit is set and the utilities aren’t behaving, or you’re planning a unit and want to know what the ground under it will cost, call us at (213) 449-7136. Ben Ortega will take the call himself most days. Tell me what you need the space to do, and we’ll figure out the honest path to get there.
